Criteria

What we require

• Credit score of 600 or better. See the exception below.
• Verifiable income of at least 3 times the monthly rent.
• No evictions in the last 5 years.
• No bankruptcies in the last 5 years.
• No gun, sexual, or property-damage felonies. Other felony convictions are not an automatic bar.
• Former landlord information, and no money owed to a former landlord.

Each requirement is applied on its own. Not meeting any one of them means the application is declined.

If your credit score is 550 to 599

If you meet every other requirement, you can still be approved by choosing one of the following:

• An additional security deposit equal to one month's rent, on top of the home's standard deposit; or
• A guarantor who meets every requirement on their own, including a credit score of 600 or better and verifiable income of at least 3 times the rent.

This option is offered to every applicant who meets it, at every home. A credit score below 550 is declined.

How we screen

Screening covers credit, criminal and eviction history for every adult 18 and older. Applications are processed in the order they are received.

House rules

Every home we rent is a non-smoking property. Smoking inside the home voids the rental agreement and forfeits the security deposit. No pets are allowed in any home we rent. Homes in an HOA community are also subject to that association's rules — check the listing for the home you are applying for.
